The residential property market along the shores of Lake Geneva entered 2026 in a condition that has become familiar over the past decade: strong demand, limited supply, and prices that reflect the enduring appeal of one of Europe's most desirable addresses.

The canton of Vaud, which encompasses the northern shore from Geneva to Villeneuve, saw transaction volumes in 2025 that were broadly consistent with the previous year. The most significant movement was at the upper end of the market — properties above five million francs — where international buyers, particularly from the Middle East and Asia, remained active.

The lake does not depreciate. That is the first thing every serious buyer understands.

The canton of Geneva, with its more restricted building land and higher density, presents a different picture. Apartment prices in the premium segments — the Eaux-Vives, the Champel, the Cologny hillside — have held firm, supported by a persistent shortage of quality stock.

For buyers considering the region for the first time, the practical advice is consistent: engage a local advisor before beginning any search, understand that the best properties are rarely publicly listed, and be prepared for a process that moves at the pace of trust rather than transaction.
